Foundation : Base area of reinforced cement slab, HA-25 characteristic resistance 250 kg/cm2 at 28 days, over cylindrical stress gauge. All the steel used will be B-400 S, of 4.200 Kg/cm2, according to EHE-98. Floor areas with a layer of reinforced concrete of 25 cm thickness, aproned with 10 cm of gravel, separated by a layer of polyethylene film. Statistical control system for concrete and ordinary control for steel, according to EHE-98.
Structure : Reticular structure and pillars in reinforced concrete, in compliance with registered structures and EHE-98. Shown on the plans are the dimensions and features. INTERNAL FORGING: The reticular structures in reinforced pressed concrete of 4 cm of HA-25 cement. The measurement of these structures being 29 cm (25+4). Built in accordance with EHE-98.
Roofs : Old Arab tiles with insulation in rigid polyplaques foam with a waterproof coating. All wall corners and joints coated with waterproof coating.
External Walls : External walling of double cavity industrial brick with air chamber, polyurethane insulation, inner wall of double cavity brick, smooth plastered. Sound insulation of 15 cm between each unit. The interiors will be finished with decorative plaster moulding.
Internal Walls : The interior of each property will be finished with a high quality smooth plaster. In bathrooms, wall rendering in cream Ivory highest quality marble.
Flooring : Acoustically insulated floors. Interior floors in cream Ivory marble or similar highest quality 30x60 cm.. Porcelanosa ceramic flooring in kitchens. External terraces with non-skid Porcelanosa floors. Steps in marble and non-skid materials.
Extrenal Carpentery : External furnishing in top quality Tecnal white-lacquered aluminium, with Tecnal heat-acoustic insulation glazing. Aluminium vent in kitchens.
Security entrance doors, with enamel steel, with security binding iron and closure. Aluminium shutters (Tecnal) in living room and bedrooms of all apartments.
Glass : Double glazing by Tecnal.
Interior Carpentery : Wood interior doors. Fitted wardrobes in wood, lined with drawers and fully installed interior light.
Kitchens : Wooden kitchen units with worktop surface in granite. Flooring and area between upper and lower units tiled with Porcelanosa tiles and decorative border. The remaining wall area will be painted. Kick boards in granite. The furnishings are of the highest quality and the kitchen will be fully equipped with extractor, refrigerator, dishwasher, washing machine, stainless steel kitchen sink, oven, ceramic hob and microwave oven. Kitchen appliances are Bosch.
Plumbing : Drainage piping in PVC acoustically insulated. All the drainage piping in PVC, according to plans. Symphonic boat in bathrooms with the same characteristics, with first quality brass chrome lid.
Plumbing Installation : Copper water pipe with thermal insulation for hot water and anti condensation for cold water.Interior distribution network, sanitary fitting and faucets installed, finished and working.
Bathrooms and Sanitary Fittings : Sanitary fittings in top quality vitrified porcelain, Villaroy & Bosch, with Grohe faucets. Heated floors in bathrooms with individual thermostat.
Water System : To guarantee the water and pressure supply each block will have a general emergency reservoir, it will have a centralized pressure group that will guarantee at least three days water supply in case there is a cut in the main network.
External and Internal Painting : All apartments will be painted as follows:
- External paint, Acritón type or similar, in three layers, on walls and moulding. - Ceilings and walls will be plain painted. - Plastic paint on kitchen and bathroom ceilings. - Oil paint on all internal and external metal parts, previously painted with red lead in order to avoid oxidation. - Polyurethane varnish on wooden carpentry.
Electrical Installation : All installations, electrical appliances and counters will be installed according to the current Electrical Regulation for low Tension and Complementary Rules. Regarding the interior installation of the apartment, the installation will be calculated according to the sum of the power of the internal circuits. The electrical points, light points and sockets for electrical appliances are indicated in the corresponding unipolar scheme of each apartment. The distribution plans of the apartments show the light points and sockets.
Air Conditioning : Toilets and kitchens will have natural ventilation through windows. Toilets without a window will be equipped with a shunt. All apartments will have air conditioning fully installed hot/cold.
Centralised Vacuum System : This system will be installed in all apartments.
Telephone Installation : Closed telephone circuit in living rooms and master bedrooms, complying with the current rules laid down by the supplier. The apartments will have an ISDN circuit.
Security And Alarm : Intercom link from each unit, connected with a centralized control access to the urbanization 24 hours a day. Alarm totally installed, ready to be connected.
Sound Pre-Installation : All the apartments have a sound pre-installation system in the living room, master bedroom and terrace.
Television Installation : Centralization for communal reception of terrestrial and satellite channels in all apartments.
Infrastructure foresight for all types of signals from cable, analogue satellite or digital systems. TV installation in living room and bedrooms.
Safe : Individual safe in each apartment.
Lift : Hydraulic lift, capacity for six persons with alarm, anti-panic button and telephone for communication to the central maintenance service.
Garages : Automatic door with remote control and opening/closing security system.
Urbanization and Landscaped Gardens : The project is fenced all around. Access gates and 24 hours security. 3 communal swimming pools (1 heated swimming pool). The urbanisation will have communal recreation area with gymnasium and sauna. Restaurant facilities are planned for the owners and their guests. Sub-tropical landscaped gardens, with many features according to project.
Extra Specifications for the Duplex Penthouses : (Please note these are NOT available for any other units.) The duplex penthouses have the same building specifications as the rest of the promotion, except for the following upgrades: - The master bathroom will be rendered in top grade Italian Travertine marble, pores covered with transparent resin. - The master bathrooms will be equipped with a hydro massage bath. - Heated floors throughout the entire duplex penthouse. - The shutters in the living rooms will be controlled electrically.
Notes : THERE WILL BE NO ALTERATIONS OR CHANGES TO THE SPECIFIED PLANS ACCEPTED DURING THE BUILDING OF THE PROJECT AND ALL UNITS WILL BE DELIVERED ACCORDING TO THE PROJECT SPECIFICATIONS. Only the duplex penthouses will have the extra specifications and it is not possible to request these for any other units.
